Facility Exterior Evaluation

Ritz Carlton Dana Point 1

Project Scope: Evaluation of existing roofing systems, exterior wall conditions, parking garage, plaza, and pool deck. Develop five year budgets for required capital and maintenance work at the Ritz Carlton Hotel, Laguna Niguel location.

System Types: The hotel complex consists of seven (7) inter-connected buildings including the Center Court/Reception building, two Monarch Bay Guestroom buildings, two Pool Bar Buildings, covered loading canopy, a parking structure building, and a new Tennis Court building. The Center Court building houses the Lobby, Ballroom, Dining, Administrative and Engineering offices and the Kitchen areas.

The buildings are conventional concrete construction with cast in place floor slabs, beams and column. The exterior walls are constructed of cast-in-place concrete and CMU with smooth plaster finish, and EIFS trim components.

The roofing systems consists of clay tile, modified bitumen, built-up and mineral surface roofing. The parking deck is a three level, 194,250 square feet engineered concrete structure with concrete columns, beams, structural frame, external walls and decks slabs. Pool and Plaza decks are thin set tile.

Conley Group provided a comprehensive evaluation of exterior envelop systems along with recommendation, and budgetary cost estimates for remedial issues.
