Conley Group scope of work included condition evaluation survey of the roofs, parking garages, exterior walls, site walkways, plaza and pool deck. After evaluation, submittal of five year plan for capital and expense budget of asset management of the facility.
The hotel complex consists of a eleven-story tower, adjacent single story lobby admin /restaurant structure, a parking structure and pool bar.
The facility has a variety for roofing system including built-up, elastomeric coating, copper modified bitumen and mansard systems.
The buildings are of conventional concrete construction with cast-in-place floor slabs, beams and columns. The exterior walls are constructed cast-in-place concrete and CMU with a textured stucco finish and EIFS trim components. The roofing systems include built-up elastomeric coating, copper and modified bitumen. The patios walkway and pool deck systems include tile pavers. The parking deck is a three level concrete structure with concrete columns, beams, structural frame, concrete external walls and deck slabs.
Developed waterproofing recommendation of the patios and planters on the second floor level of the tower. The planters waterproofing system had reached the end of its expected life cycle.
